Job Description Responsibilities: Pre-Construction Phase a. Liaison with utility companies b. Value engineering/cost reductions c. Prepare and monitor schedule d. Coordinate project construction planning e. New Product Investigation 2. Bid Phase a. Prepare scopes of work and specification in-conjunction with project executive b. Review Subcontracts c. Prepare bidding schedule d. Identify long lead items for pre=purchase e. List of bidder, compile and pre-qualify f. Prepare bid packages and requisitions g. Receive bids h. Prepare bid analysis i. Negotiate final bid recommended for approval j. Subcontract preparation 3. Construction Phase a. Expedite and check shop drawings b. Respond to field questions c. Review Weekly job report prepared by project superintendent d. Coordinate work with outside CM as needed. e. Weekly Project Inspection f. Review daily and weekly jobs reports by project superintendent g. Order materials in conjunction with Field operations h. Prepare purchasing schedule i. Expedite special orders j. Issue Purchase orders – signed by Project exec. Field Ops. Director k. Prepare Change orders l. Review Invoice – Check, verify and approve PO billing and subcontractor requisitions 4. Marketing and Development a. Assist in obtaining prospectus materials i. Unit Plans ii. Maintenance Contracts (with Property management) iii. Utility Costs iv. Assist in Obtaining engineering report for prospectus v. Engineering Reports b. Tax lot approval c. Easements Reporting Title: Construction Project Manager Dept.: Project Management Reports To : Director of Project Management Supervises: Outside Trade and Professional Vendors Operates In Tandem: Project Executive, Project Superintendents, Director of Field Operations, Property management, Risk Management Wage Class: Management Education Requirements: Minimum of a Bachelor’s degree; Real Estate, architectural, engineering and Business and Construction course work preferred Experience: Minimum of 5 years in related field Pre-Employment Qualifications: Successful completion of Criminal background Investigation, Pre-Employment Medical Exam, Drug Testing, Reference check.
